Minimum tenancies of six months with one month’s notice to terminate the agreement are offered for individually secured and alarmed, unfurnished, carpeted accommodation equipped with window blinds. Discounts are available for tenancies exceeding 12 months and for tenants letting in excess of 1,000 square feet.

The basic rent is based upon the floor area of the office and is payable monthly in advance.

A service charge, again based on floor area, is levied monthly in advance to cover:

  • the charges for broadband Internet and email access;
  • utility charges including electricity, gas and water;
  • car parking;
  • waste collection;
  • grounds and building maintenance;
  • security alarms;
  • general office cleaning;
  • cleaning to the common areas of BPSIC including the toilets, kitchens and corridors;
  • access at discounted rates to the on-site coffee bar/canteen;
  • seven-day security and CCTV coverage.

Offices are provided with full telephone communication and computer broadband networks and a nominal additional installation charge for these services applies.

Tenants are also charged separately for business rates, telecommunications line rental and call charges and excess Internet usage. Charges for these costs are invoiced monthly in arrears.
